Land subdivision

Sydney Registered Surveyors can design a lot layout to maximize client yield and satisfy council conditions. We can produce plans suitable for the Lands Title Office for registration into individual allotments as well as creating easements, restrictions, covenants, as required. We have produced plans from simple 2 lots up to 160 as well as stratum subdivisions if required.


Road Design

We produce detailed engineering plans for new subdivisions. This includes road design, long sections, cross-sections and general road geometry to satisfy council engineers. We have produced plans for Liverpool, Wollondilly, Wingecarribee and Lithgow Councils for major civil works constructions.


Drainage Design

Sydney Registered Surveyors can produce detailed designs for inter-allotment drainage easements including onsite stormwater detention for both new and existing developments to satisfy water discharge requirements for all councils.

In most cases Sydney Registered Surveyors can produce a drainage design coupled with a rainwater harvesting system and reduce the amount of cost to a client for their development.

 


Detail Surveys

Generally all architects and development applications require a detail survey of the site which include all site features such as contours, buildings, trees, hard surfaces, etc, as well as adjoining information such as ridge lines and window heights.

Sydney Registered Surveyors can produce this type of plan usually with 5 days of order and in both hardcopy and emailed formats for architects and clients.


Driveway Design

Detailed driveway designs are required in most new housing development applications which show the gradient of the longsection (proposed driveway) and plan view from the street to the garage/house.


Strata Plans

Strata plans enable a constructed building to be subdivided.  Sydney Registered Surveyors can produce a plan from a simple 2 lot strata up to multi unit stratas such as townhouses and high rise flats.

can even use our private certifier to take the place of council and produce these plans as quickly as possible (within 1 week) as we realize at this stage the developers holding costs are at a maximum.


Identification Surveys

Most contracts of sale require an identification survey of the land to show all improvements on the property including title information and any easement/restrictions/covenants/caveats which may affect the property. Sydney Registered Surveyors can cater for the simple residential dwelling right up to the industrial size factories.


Construction Setout

Where needed Sydney Registered Surveyors can mark out the extremities of the new building and produce clear sketches for the builder/construction team on site.


Townhouse / Dual Occupancy

PCA Lettable Areas

Sydney Registered Surveyors performs many PCA area surveys determining net lettable areas/gross lettable areas for all types of business needs. These are standised measuring techniques as put in place by the Property Council of Australia.
